Planning & Zoning Board of Appeals Meeting | December 17, 2025

Article Summary: Monee officials have formally recommended approval for a new minor subdivision and outdoor storage facility on Industrial Drive. The project, which includes a variance regarding site lighting, is intended for the storage of construction equipment.

Industrial Drive Project Key Points:

  • Site Usage: The facility at 6025 W. Industrial Dr. will be used strictly for construction equipment storage with operating hours from 6 a.m. to 6 p.m.

  • Lighting Variance: The board approved a request to not install traditional light poles on the site.

  • Recommendation: The Planning and Zoning Board sent a favorable recommendation to the Village Board of Trustees following a public hearing.

By approving the minutes of their previous meeting during the Wednesday, Dec. 17, 2025, session, the Monee Planning and Zoning Board of Appeals finalized their recommendation for a development project at 6025 W. Industrial Dr. The application, submitted by Neil Piggush and Joseph Cowen, involves a variance, a special use permit, and a minor subdivision.

During the public hearing for the project, the applicants detailed plans to establish an outdoor storage area for construction equipment. A key component of the request was a variance to forgo the installation of standard light poles on the property.

The commission members expressed no concerns regarding the impact of the facility, noting that the proposed daytime-only hours would minimize disruption to the surrounding area. The board’s favorable recommendation covers the variance for lighting, the special use for outdoor storage, and the minor subdivision application.

The project is now positioned for final approval by the Monee Village Board of Trustees.
