The Monee Village Board on Wednesday, August 13, 2025, took the first formal step toward a new industrial development by authorizing the negotiation of a redevelopment agreement with LS Realty, Inc.
The property, located at 6050 Industrial Drive, is being targeted by Mr. Sanchez of LS Realty, who previously presented his vision to the board on July 23. Administrator Ruben Bautista stated that the developer intends to purchase the property—formerly known as the Gralar property—and significantly upgrade it.
Planned improvements include the construction of an additional warehouse, paving of the existing gravel parking area, and necessary water main and sanitary system upgrades. The developer has requested Tax Increment Financing (TIF) assistance to support the project.
“Mr. Sanchez… has a long history in Monee of seeing and sharing our vision of growth,” Trustee Michael Wilson said. “I think this is a great deal where… he’s wanting to reinvest in Monee and take another property and bring it up to his level.”
The motion passed 6-0, allowing the village attorney and administrator to initiate negotiations, with a final agreement expected to return to the board for approval in the coming weeks.
